1. Location & Neighbourhood

This is still the most important factor, but it's more than just a "good area." We analyse:

  • Accessibility: Proximity to major roads, markets, business districts, schools, and hospitals.
  • Infrastructure: The quality of the road network, drainage systems, water supply, and electricity.
  • Amenity: Availability of social amenities like parks, shops, and security.
  • Risk: Is the area prone to flooding? Is it near a hazardous site? These factors significantly decrease value.
  • Zoning: The land's designated use (residential, commercial, mixed-use) dictates its potential and, therefore, its value.

2. Condition, Age & Quality of Finish

A new building is not always more valuable than an old one if the old one is built to a higher standard. We assess:

  • Structural Integrity: The state of the foundation, walls, and roof. A property with visible cracks or a leaking roof will see its value plummet.
  • Age & Depreciation: All buildings wear out. We calculate the "effective age" (how old it appears and functions) versus its chronological age.

  • Gross Floor Area (GFA): The total size of the building itself.
  • Layout & Functionality: It's not just about the number of bedrooms, but how well the space is used. A well-designed 3-bedroom house with good airflow and natural light can be more valuable than a poorly designed 4-bedroom house with dark, unusable rooms.

5. Current Market & Economic Conditions
